A rental-property repair needs clear scope, authority and access. A repair quotation describes proposed work; it does not determine responsibility for damage.

Record the condition

Use dated photographs of the whole benchtop and each damaged area. Note the material and any repair history. Keep correspondence about the requested work together so the person approving it sees the same information as the occupant.

Identify the decision maker

Clarify who accepts the quote, who pays and who provides entry. If the tenant and owner have different expectations about visibility, resolve those before booking. Cracks and porcelain repairs must not be described as invisible.

Coordinate the handover

Confirm appointment availability before promising a tenancy handover date. Allow the advised cure and return-to-use time, and share completion instructions with whoever occupies or cleans the property afterwards.

Use a clear written brief

Describe the requested work without exaggerating either the damage or the proposed result. For example, a chipped sink edge and a separate crack should be listed as two concerns. Provide the same numbered photo set to the decision maker and repair team so the accepted scope is not based on different information.

Avoid timing assumptions

A vacant property still needs authorised entry, building access and time for the repair to cure. If a tenancy handover is approaching, state the date at enquiry stage and wait for confirmed availability. Do not interpret a price estimate as confirmation that the work can be completed before the handover.
